Real Estate begins with the land and Michael Viano understands land as few others do. Michael is a lifelong resident of the Boston area with over 45 years of experience in residential and commercial real estate, including the development, construction, and sale of many subdivisions consisting of over 170 residential and commercial lots.
He handles residential listings and buyer representation throughout Greater Boston and Eastern Massachusetts, in particular in Walpole, Westwood, Needham, Wellesley, Medfield, Norwood, Dedham, Sharon, Foxboro, Brookline, and Newton.
He is a certified Global Luxury agent having assisted in the sale or purchase of many high-end properties.
Michael enjoys winters in Florida, where his family has owned homes on the East and West coasts. He works with buyer and seller clients in the Naples area, focusing on properties in Naples, Bonita Springs, Estero, and Ft. Myers.
Real estate has always been an important part of Michael's life. He began managing his family's business property at age 20 following a destructive fire. This included the construction of a new office and retail building and negotiating a long-term land lease with an area hospital.
Following this, Michael began buying and selling properties for his own account including the historic restoration of several antique homes, purchase and leasing of small commercial buildings, and completing his first residential land subdivision at age 26. He credits his extensive development experience with giving him his hands-on expertise in all aspects of home building, including land acquisition, design, financing, permitting,g and zoning.
Michael's development work includes the permitting, construction, and sale of a Chapter 40B condominium project, the redevelopment of a Main Street Brownfields commercial site, the permitting of several agricultural-based properties, and the purchase, lease-up, and sale of a first-class office building and campus. He has worked with some of the city's top lawyers as well as a number of the area's best architects, landscape architects, and general contractors. From this work, Michael has developed valuable skills and experience which he uses to assist his residential clients.
Michael has held leadership positions in area Chambers of Commerce, service clubs, condominium boards, and local non-profits. He is a longtime member of the Walpole Country Club and the Sconset Casino on Nantucket.
